HOA and CDD at Coastal Gardens

HOA

There is a homeowners association, but the dues amount is not confirmed yet. Sources we found disagree on whether the fee is billed yearly or quarterly — ask us for the current figure.
The association's governing documents and management company were not published online. Ask the builder for the declaration and rules before you sign.
Ask about rules on rentals, pets, vehicles, and fences before you choose a lot.

CDD

These lots are recorded as part of The Gables at Town Center. A Town Center at Palm Coast CDD exists nearby, but we have not confirmed whether Coastal Gardens lots are inside it.
If a CDD applies, its assessments are billed on the Flagler County property tax bill and vary by lot.

No community amenities are listed by the builders. The community is near Palm Coast's Town Center. D.R. Horton's Express Series includes smart-home technology, quartz counters, and RevWood flooring.
