HOA and CDD at EvenTide

HOA

EvenTide is a condominium association, not a regular HOA. That affects your insurance and your loan.
Builder estimate: about $731/month (builder website, Oct 2026) — confirm before relying on it.
The builder says the fee covers amenity upkeep, all landscaping, common-area utilities, exterior and master property insurance, trash, management, and reserves for roofs, paint, roads, the pool and amenities.
Leases are allowed with a 30-day minimum under City of New Smyrna Beach rules.
Because the association insures the building, you will likely need a walls-in (HO-6) policy for the inside of your home.

CDD

No CDD is mentioned by the builder. The builder's page data shows a second tax rate that is not explained.
