HOA and CDD at Mosaic

HOA

  • Mosaic has a homeowners association.
  • Dues: Reported at about $124/month, with pool maintenance included, plus a separate annual fee of about $440 (resale listing data, 2025) — confirm before relying on it.
  • The HOA documents were not available online. Ask for them before you sign.
  • Association: Mosaic Homeowners Association, Inc. Developer: BII Volusia Holdings, LLC (homes by ICI). Daytona Beach, Volusia County. Formerly known as Bayberry Cove.
  • Assessment: the welcome and utility sheet on file (2022) lists HOA dues of $110 per month. The 2018 Declaration capped dues at $200 per month per lot, with increases of up to 15% a year after 2018 (more by a three-fifths Board vote). Get the current budget.
  • Capital contribution at closing: up to half of one year's assessment, as set by the Board. It applies to purchases from the builder and to resales.
  • The Association may charge a reasonable fee for an estoppel or assessment confirmation and to process an ownership change. Late fee is $25 after 15 days.
  • The Association may sign bulk-service contracts (cable, internet, security) funded through assessments.
  • Management company (per the 2022 sheet): Southern States Management Group, Inc., 1190 Pelican Bay Dr., Daytona Beach, FL 32119, (386) 756-3032, (800) 439-9408, www.ssmgroupinc.com. Confirm the current manager, because the contact names on file are from 2018 and 2022.

CDD

  • Not confirmed — we're checking. Ask us before you write a contract.
  • If a CDD applies, its assessment would be billed on your Volusia County property tax bill and would vary by lot.

Rules that affect daily life

TopicWhat the documents say
RentingNo home may be leased for less than 7 months, or more than 2 times in a calendar year. Before a tenant moves in, the owner must give the Association a copy of the lease with every tenant's name and address, plus the owner's mailing address during the lease.
PetsDogs must be under control and leashed outside the owner's lot (also a City of Daytona Beach rule). Pets are for personal enjoyment only, with no breeding or commercial use. The Board can bar any animal that becomes dangerous, a nuisance, or destructive. Pick up after pets.
Vehicles and parkingOnly four-wheel passenger cars may be kept outside a garage, parked in the driveway or on the street as city ordinances allow. Boats, RVs and other motor vehicles must be kept in an enclosed garage. Commercial vehicles may not be parked in the community unless fully inside a garage. No car covers on vehicles parked outside. No vehicle or boat repairs outside the garage.
FencesNo fence without written approval from the Developer or Architectural Review Board under the community's Architectural Criteria (not on file). Fences may not block drainage swales.
Pools and screen enclosuresPools, decks and screen enclosures need prior written approval. Screen enclosures may not be placed in the side yard (outside the line of the house's side walls).
Exterior changesAny exterior change, including fences, screen enclosures, pools, landscaping, driveways and paint, needs written approval from the Developer or its designee (later a resident review board). Nothing is approved unless the approval is in writing. Reviews are due within 30 days of a complete submission. Review fees and a construction deposit may be charged. No sheds, detached garages or other outbuildings. Trees over 6 inches in diameter need approval to remove. Owners must clean mold and algae off the driveway apron, sidewalk and curb at least once a year.
SignsNo signs visible to the public unless approved under the Developer's size and design criteria. The 2018 Declaration specifically prohibits political signs.
TrashBecause of black bears, trash cans may not sit at the curb overnight. They go out the morning of pickup and must be bear-proof containers. Collection is by WastePro, billed through the City of Daytona Beach.
Other restrictionsMinimum home size is 1,350 heated square feet. Play equipment fixed to the ground (play houses, trampolines, skateboard ramps and so on) needs approval and must sit behind the rear corners of the house. Portable basketball hoops must be stored in the garage or house when not in use. Holiday lights are allowed from November 15 through January 15. No gas-powered boats on the lakes. Owners must keep full replacement-cost insurance and rebuild within 6 months after a casualty. Owners maintain the drainage swales on their lot. Once the builder's irrigation settings are turned over, owners must reset their sprinkler timers.

Amenities

Two resort-style pools, a clubhouse, fitness center, amphitheater, bike and walking trails, parks, playground, tennis and social clubs.
