HOA and CDD at Pinewalk

HOA

An HOA is expected. No dues have been published yet.
Dues: Not confirmed yet — ask us for the current figure.
Esplanade is planned as a 55+ community. Age rules will be in its HOA documents. Ask for them.

CDD

The Esplanade site is in the Greenbriar Community Development District (CDD), created by St. Johns County in 2024.
We believe Greenbriar Village is in the same district, but we have not confirmed it.
CDD assessments are billed on your St. Johns County property tax bill and vary by lot. The district is new, and assessment figures are not published yet. Ask us before you write a contract.

Rules that affect daily life

We’re still collecting the recorded HOA documents for Pinewalk. Before you write a contract, ask us for the rules on renting, pets, vehicles and boats, fences, pools and exterior changes. These rules vary a lot from one community to the next.

Amenities

Esplanade (planned): pool and spa with a bar, culinary center, wellness center and pickleball. Greenbriar Village (planned): clubhouse, resort-style pool, fitness center, playground, dog park, sports courts and fields, walking trails and a lake park.

Before you buy here

Bring your agent (or call us) before your first visit so you're registered with the builder.
Get the CDD figure for your specific lot once it is published. It is billed with your property taxes.
55+ buyers: ask for the age-restriction rules and what the HOA covers.
Plans and prices can change before sales open. Get everything in writing.
Ask each builder for its warranty booklet and read what is covered before you sign.
