HOA and CDD at RiverTown

HOA

Reported at about $53/year (builder listing and MLS data, 2026) — confirm before relying on it.
Amenity fees may be billed separately from the HOA. Ask for the full yearly total.
WaterSong, the 55+ neighborhood, has its own separate HOA. Ask for those dues too.

CDD

RiverTown has CDDs. Rivers Edge II CDD and Rivers Edge III CDD serve different phases.
CDD assessments are billed on your St. Johns County property tax bill. The amount varies by lot width, home type, and bond series.
Ask which CDD covers the neighborhood you like, and get the current figure for your specific lot.

Rules that affect daily life

We’re still collecting the recorded HOA documents for RiverTown. Before you write a contract, ask us for the rules on renting, pets, vehicles and boats, fences, pools and exterior changes. These rules vary a lot from one community to the next.

Amenities

RiverClub has waterfront dining, a pool, kayak launch, game room, and boardwalk. RiverHouse has fitness, a yoga studio, two pools, and water slides. There is also RiverLodge, a WaterSong 55+ amenity center, three resort pools including a lazy river, a trail network, dog park, tennis, pickleball, RiverCafe, St. Johns River access, and private boat slips at select Shores homesites.
