    TopicWhat the documents say
RentingShort-term, transient or hotel-style rentals are not allowed. The first lease term must be at least 7 months unless the developer approves a shorter one. Month-to-month is allowed only for someone under contract to buy another home in the community. You must lease the whole lot to one tenant, use a written lease that requires the tenant to follow the community rules and lets the association or developer end the lease for an uncured violation, and subletting or assigning the lease is not allowed. Timeshare-type arrangements with more than 2 owners are prohibited. The declaration does not cap the number of leases per year.
PetsOnly common household pets are allowed, with a limit of 4 per home. Pets must be fenced in, leashed or under strict voice control, cannot run loose or be a nuisance, and owners must clean up after them in shared areas. No breeding or boarding for pay and no kennels. Pets must be registered and vaccinated as required by law, and the owner is responsible for any damage or claims their pet causes.
Vehicles and parkingTrailers, campers, RVs, motor homes, boat trailers, commercial vehicles and other large vehicles cannot be parked where they are visible from another lot, except as the rules allow. Beyond short, occasional stays, they must be kept in a garage, an ARC-approved screened enclosure or an area the rules designate. No ATVs or dirt bikes off paved roads, no inoperable or unregistered vehicles in view, and no vehicle repair or painting outside an enclosed garage. Vehicles in violation can be towed at the owner's cost 24 hours after a notice is posted. Garage doors must stay closed when not in use.
Boats and waterwaysNo private docks and no motorized boats on the community's lakes and ponds. Owners cannot pump water out of the lakes for irrigation. Lakefront owners must maintain the bank down to the water's edge.
FencesFences and walls require ARC approval and can be no taller than 6 feet. No fences in front yards other than ARC-approved driveway knee walls or wing walls. Lots on a lake or visible from a main road are limited to 4 feet. Corner lots need specific ARC approval. Invisible pet fencing cannot extend into conservation areas, lakes, neighboring lots or common land.
Pools and play equipmentPools, spas, swing sets and play forts must go behind or beside the house, not in front. Play sets need ARC approval for size, color, placement and screening, and wooden ones must have a dark wood base. Trampolines are not allowed where they abut or can be seen from a lake. Basketball goals must follow ARC guidelines and portable goals cannot be left in the street. Pool equipment must be screened from view.
Exterior changesAny change to the outside of the home, including additions, fences, driveways, landscaping, lighting and paint color, needs written ARC approval before work starts and before you pull a permit. The ARC has 45 days to respond once your application is complete. Approved work must be done by an ARC-approved licensed contractor and finished within 3 months of starting. The ARC can charge a review fee. Sheds and other temporary structures are not allowed, window and wall air conditioners are banned, and satellite dishes need ARC consent subject to federal rules.
Signs and flagsSigns need ARC approval except a security company sign near the door, election signs under county rules, and one for sale or for rent sign that follows ARC guidelines. You may fly one U.S. or Florida flag from a wall bracket, and military service flags on certain patriotic holidays. Other flags follow the community rules.
TrashTrash, recycling and yard waste must be kept in closed containers out of sight, inside the garage or in an enclosure built for that purpose. Pickup follows the community rules. Open burning is not allowed.
Home businessesA low-key home office is allowed with developer approval if there is no outside sign of it. Businesses such as bed and breakfasts, auto repair, salons, medical offices, retail sales on site, lawn services and day care for more than 6 children are prohibited.
Other rulesNo noise heard outside your home from midnight to 7 a.m. Yard sales only when a home is sold or a tenant changes, or as the rules allow. No reflective window film, and temporary window coverings can stay up no more than 30 days. Clotheslines need ARC approval and screening. No hunting or firearms discharge, including BB and pellet guns. No wells or septic tanks.
