HOA

TrailMark has a homeowners association. Dues were not published — ask us for the current figure.
The Reverie 55+ section may have its own additional association and dues. Ask for both figures.
Reverie buyers: ask for the 55+ age and occupancy rules in writing.
The HOA documents were not available online. Ask for them before you sign.

CDD

Not confirmed — we're checking. Ask us before you write a contract.
If a CDD applies, its assessment would be billed on your St. Johns County property tax bill and would vary by lot.

Rules that affect daily life

We’re still collecting the recorded HOA documents for TrailMark. Before you write a contract, ask us for the rules on renting, pets, vehicles and boats, fences, pools and exterior changes. These rules vary a lot from one community to the next.

Amenities

Clubhouse, lagoon pool and lap pool, fitness center, dog park, lakes, kayak launch, pickleball and trails. The Reverie 55+ section adds a gated clubhouse of about 4,600 sq ft, six pickleball courts, and a pool and spa.

Before you buy here

Ask the builder in writing whether the home is in a CDD, and if so, the amount for your lot.
Reverie buyers: ask whether you pay both master HOA and Reverie dues, and get the 55+ rules.
Ask which amenities each section can use.
Ask each builder for its warranty booklet.
Bring your agent (or call us) before your first visit so you're registered with the builder.
