  • Association: Whiteview Village Homeowners Association (developer and Declarant: KB Home Jacksonville LLC). Palm Coast, Flagler County. It is a gated community, with gates at Pine Lakes and White Mill. Each household gets 2 free windshield gate stickers, and extras are $25 each.
  • Assessment: $285 per quarter, as written on a resale HOA disclosure on file (undated). The Declaration says general assessments are billed quarterly. Confirm the current amount with the manager.

Rules that affect daily life

TopicWhat the documents say
RentingNo home may be rented for less than 12 consecutive months, and only 1 lease is allowed in any 12-month period. No subleasing. Every lease must state that tenants are bound by the community documents, and the owner must give the Association a signed copy. An owner who is behind on assessments can be blocked from leasing until current. The Association may require a standard lease form. No 'For Rent' or 'For Lease' signs.
PetsOnly domestic dogs, cats, fish and caged birds. Up to 4 pets per home, not counting fish (raised from 2 by the 2022 First Amendment). Pets may not be kept or left alone outside, or sleep outside. All pets, including cats, must be leashed outside the home. Pick up waste immediately. No breeding or sales. If the Board declares a pet a nuisance, it must be removed within 48 hours of notice.
Vehicles and parkingStreets are private, and there is no street parking for residents. Park only on driveways and paved areas, never on lawns or blocking sidewalks. Full-perimeter fences are 6 feet vinyl (4 feet if aluminum), and partial-yard fencing is not allowed. Lots on ponds, wetlands or preserves need vinyl sides tapering to 4-foot black aluminum across the back 12 feet. No fences in front of the home. The ARC aims to decide within 30 days. Approvals expire after 6 months if work hasn't started, and work must finish within 12 months. No sheds or outbuildings without approval. No garage conversions. No window AC units. Owners maintain their own lawn, roof, exterior and the right-of-way strip.
Hurricane shuttersShutters need ARC approval, and accordion shutters are not allowed on the front of the home. Shutters, plywood or other storm coverings may go up no sooner than 3 days before a named storm and must come down within 5 days after it passes.

Open-house signs are allowed on the lot during daylight hours, in a size and number set by the ARC. Homes for sale are shown by appointment only. No auction signs or auction sales. A small security-company sign is allowed within 10 feet of an entrance.
