HOA and CDD at EverRange

HOA

EverRange lists its HOA information as coming soon. We have not confirmed dues.
Dues: Not confirmed yet — ask us for the current figure.
Regency at EverRange is a 55+ neighborhood and may have its own association and fees on top of the master HOA. Ask for both.
Townhome buyers: ask what the HOA covers (roof, exterior, insurance, lawn).

CDD

EverRange is in the Coastal Ridge Community Development District (CDD).
CDD assessments are billed on your Duval County property tax bill, separate from HOA dues, and vary by home type and lot width.
FY2027 adopted budget: yearly operations assessment of about $905 for townhomes and $1,131 for single-family homes (net).
FY2027 adopted: yearly Series 2025 debt assessment from about $1,568 (townhomes) to $2,486 (80' lots) gross, depending on lot width.

Rules that affect daily life

We’re still collecting the recorded HOA documents for EverRange. Before you write a contract, ask us for the rules on renting, pets, vehicles and boats, fences, pools and exterior changes. These rules vary a lot from one community to the next.

Amenities

An amenity center (scheduled for Summer 2026) with a pool, pickleball, playground and splash pad, plus dog parks, a fishing pond, trails and EV/golf-cart paths. A private clubhouse is planned for the Regency 55+ neighborhood.

Before you buy here

Bring your agent (or call us) before your first visit so you're registered with the builder.
Get the CDD figure for your specific lot. It depends on lot width and home type.
Ask for the master HOA dues, and for Regency buyers, the 55+ neighborhood fees too.
Ask whether the amenity center is open now and what is still to come.
Ask each builder for its warranty booklet and read what is covered before you sign.
