Palm Coast's Town Center area has its own CDD. We have not confirmed whether these homes are inside it.
If a CDD applies, its assessment is billed on the Flagler County property tax bill and varies by lot.

Rules that affect daily life

We’re still collecting the recorded HOA documents for Retreat at Town Center. Before you write a contract, ask us for the rules on renting, pets, vehicles and boats, fences, pools and exterior changes. These rules vary a lot from one community to the next.

Amenities

Toll Brothers lists future private amenities: an outdoor pool, pavilion, boardwalk, dock, and walking and biking trails. Some phases are gated.
