HOA and CDD at Ridgehaven

HOA

  • Ridgehaven has a homeowners association.
  • Reported at about $100/month for the Jones Homes section and the Meritage Reserve Series, and about $215/month for the Meritage Villas (listing data, Sept–Oct 2026) — confirm before relying on it.
  • The reason villa dues are higher was not stated. Villa buyers: ask what the extra amount covers.
  • The management company was not published. Ask the builder for the declaration and rules before you sign.
  • Association: Ridgehaven Homeowners Association, Inc. Developer (Declarant): Meritage Homes of Florida. Volusia County.
  • 2025 approved budget: single-family homes $1,200 per year ($100 per month); villas (duplexes) $2,496 per year ($208 per month). The villa amount includes an extra $1,296 for villa grounds maintenance. A 2025 proposed version in the same file showed villas at $2,575 ($214.58 per month), so confirm which applies. 286 homes at full buildout (202 single-family, 84 villas).
  • The Declaration capped first-year dues at $1,200 for single-family lots and $2,500 for duplex lots.
  • Due at closing from the builder: a $1,000 working fund contribution (to the Declarant), plus a reserve contribution of one-sixth of the annual assessment.
  • Due at every sale: a transfer fee of 10% of the current annual assessment, paid by the buyer.
  • Due on resales: a $1,000 CIAC capital contribution, paid by the buyer (the Association may raise it up to 25% a year).
  • Management company: Solaris Management, P.O. Box 3496, Ponte Vedra Beach, FL 32004, (386) 868-1414, arc@solarismgt.com (per the ARC application).
  • An MSBU (county special district) may later be formed for stormwater or streetlight maintenance, which would be a separate charge.

CDD

  • Not confirmed — we're checking. Ask us before you write a contract.
  • If a CDD applies, its assessments are billed on the Volusia County property tax bill and vary by lot.

Rules that affect daily life

TopicWhat the documents say
RentingNo home may be leased for less than 6 months. Owners must give tenants (and any property manager) the community documents, send the Association the tenant's and manager's contact information, and are responsible for tenant violations. No 'For Lease' signs are allowed for 24 months after the builder's first sale of a home.
PetsDogs, cats and other common household pets are allowed (types and breeds acceptable to the Board), but not for breeding or commercial use or in unreasonable numbers. Pets must be leashed or in a fenced yard. They may not be tied out or left alone outdoors. No dog runs, pens or dog houses. Owners must pick up waste. Pets are not allowed in the ponds. If the Board declares a pet a nuisance, it must be removed within 48 hours of notice. Service dogs are exempt.
Vehicles and parkingCars park in the garage or driveway only, never on the grass, over the sidewalk, or in guest spaces. Boats, kayaks, jet skis, campers, RVs, trailers, ATVs and commercial vehicles (business lettering, ladders or racks) must be kept inside a closed garage. Clean personal pickups and vans used for daily driving are fine. Guests may park on the street for up to 24 hours. Passenger vehicles too big for the driveway may park on the street in daylight only. Golf carts and other vehicles may not be kept on common areas. Violating vehicles can be towed at the owner's expense.
FencesEvery fence needs written approval first. Only black aluminum (or wrought iron, per the Community Standards) is allowed. No PVC, wood or chain link. Fences must start at least 5 feet back from the front corners of the home and may not block drainage. Fences are not allowed on duplex (villa) lots. Height conflict: the 2024 Declaration allows up to 6 feet (5 feet on pond or conservation lots behind the house), but the current ARC fence application says the maximum is 5 feet.
Pools and screen enclosuresIn-ground pools, spas and hot tubs need written approval. Above-ground and fiberglass-shell pools are not allowed. The ARC application says every pool must be screened, or fenced with extra landscaping. Pool cages can be no taller than the roofline or one story. Screen enclosures must have bronze or black aluminum frames with dark, non-opaque screen. Pool water may not be drained onto neighbors' lawns, streets or ponds.
Exterior changesAny exterior change (paint color, additions, patios, driveways, landscaping, play sets, basketball goals, satellite dishes, screen doors and so on) needs prior written approval from the Architectural Review Committee. Submit applications through the management company and allow at least 10 business days. Under the Declaration, if the committee does not act within 60 days of a complete application, approval is not required. Street-facing windows need window treatments within 30 days of move-in. Garages may not be converted to living space.
Hurricane shuttersShutters and panels must be an approved type and color (panel, accordion or roll-up). They may go up 48 hours before a storm and must come down within 72 hours after the watch or warning ends. They may not stay closed through hurricane season. Impact windows and doors and reinforced garage doors are allowed.
Signs and flagsNo signs without approval, except one professional 'For Sale' or 'For Lease' sign up to 18 by 24 inches for up to 60 days after notifying the Association (no rental signs during the first 24 months). U.S. and Florida flags plus one military or POW-MIA flag are allowed (up to 4.5 by 6 feet), on a pole no taller than 20 feet.
TrashCans must be lidded and kept out of view, screened by landscaping if stored at the side of the house. They may go out no earlier than 7 p.m. the night before pickup and must be put away by 10 p.m. on pickup day.
Duplexes (villas)Villa owners maintain their own exterior, boundary walls and fences in like-new condition. The Association may provide routine lawn and landscape care, which is why villas pay a higher assessment. Owners may not paint or alter the exterior without approval. Shared walls and roofs are maintained under party-wall rules.
